If you are interested in participating in a high yield investment you may wish to consider owning a note backed by real estate.

Generally, for our CASH NOW program we buy notes using our own capital.  But, in today's depressed market we have more note holders wishing to sell than we can fund.  We may be a seller of a note, in whole, but most, generally, we don't sell our notes; but we seek a partner in the ownership of a note.  And this may be best for you as an investor since we have "skin" in the game.

We only buy notes that generate exceptional yields.  Our target is to earn an interest rate that exceeds several times the US Treasury 10 year bond.  

We assume all responsibility in the management the note.  We track each account very closely; we collect the receipts and we send you a check as soon as the funds clear. Periodically we send you an up-date of the status of the account; and if any action is needed we react quickly.  The latter is important.  If we see some lagging in a payment it is not in our combined best interest to spend time discussing a plan of action.  Time is important.  Swift action is needed.

Although, we try hardily to protect our downside and generally we do very well.  Some time situations are beyond our control. For example, we had a payor file for bankruptcy.  They tried to discharge our claim but by making the proper motions and appearing before Judge Judith Fitzgerald of the US Bankruptcy Court for Western District of Pennsylvania, pro se, we had our $69,000.00 claim sustained. 

And a few years ago, we noticed a drop in the value of some of the homes backing our notes, much like we see today.  Taking prompt action we sold a package of notes for around $235,000.00 to Beneficial Finance.  Our yield was around 15%, which was Beneficial’s purchase criteria.  So we came out in good shape.  We earned 15% for several years then sold our position for the loan balance.
